PROMED RENTAL MANAGEMENT

WHY PROMED?


Our company has over 8 years experience in the property sector.

All our staff have been chosen for their proffesionalism and proven track record, because we know that our clients need to have real peace of mind with regard to their property.

Clients need to know that their property is being properly looked after and that those who rent their property have an enjoyable stay and will wish to return again and again. People considering renting their property usually prefer not to have the hassle of finding tenants, of meeting and greeting them, supervising handover of keys, cleaning of the property and laundry, etc.

WE PROVIDE:


Effective advertising to achieve optimum return for your rental property.

Peace of mind that your property is safe, secure and well-looked after.

Staff who live in the area and know it well and can advise your tenants o­n how to make the best of their stay.

All necessary maintenance and repairs. We have excellent contact with local cleaners, gardeners, pool maintenance staff, plumbers, electricians, etc. We professionally oversee the work.

Detailed accounts for management and maintenance work, provided upon request, as well as quotations provided for non-emergency work.

A customised rental management package to suit you, whether for long or short term rentals.

A 24-hour point of contact for both you and your tenants to sort out any potential problems or queries as they occur.

HOW PROMED WILL MANAGE RENTAL  OF YOUR PROPERTY.

 

Your keys are retained (non-identifiable to the address) in a safe at PROMED when not being used by tenants. We always retain an extra set for access by ourselves or cleaning staff, etc.

We advertise your property both in magazine publications in the UK/Spain (A Place in the Sun-Everything Spain, Private Villas), and the internet, contact interested tenants, provide a booking form (which they MUST complete) and a welcome information pack, so that your tenants get the best from their holiday and, hopefully, return in the future.

We meet your tenants at the property and/or arrange collection of your tenants where necessary.

We provide detailed directions to your property.

We collect and return deposits and balances due.

We arrange for thorough cleaning of the property; laundry of sheets, tea towels, bath mats, etc.; replace gas bottles where appropriate.

We check o­n and provide (where possible!) additional services for tenants – e.g. baby cots, television, etc.

We check electricity, water and sewage systems before the arrival of clients. 

We check windows, doors and all access points before the arrival of clients.

Property checked for damage, damp, general wear-and-tear. We will contact you to ask you if you wish to go ahead with individual repairs unless the repair is an emergency.

At the end of any rental period the property’s windows and doors are made secure, rubbish disposed of, electricity turned off is you so require, fridges and freezers are cleaned and doors left open, water supply turned off where appropriate, etc.

In the event of emergency repairs (burst pipes, dangerous electrical faults, gas leaks, broken appliances, etc.) being needed, we will use money from a deposit (of 300 euros), provided by you and held in an account by us.

Swimming pools, gardens, tennis courts, etc. maintained where necessary.

Replacement of light bulbs, worn out brooms, dust pans and brushes, etc.

COSTS.


There is a simple basic charge for rental management of your property. This is 15% of the rental value of your property. Long term rentals may be negotiated at a reduced cost. This includes:

Advertising of your property.

Management of the property.

All liaison with tenants.

If you obtain a rental yourself, we charge NOTHING unless you need any of our services (cleaning, security, maintenance etc). Although we do require a minimum of 1 month notice.

If you have a property that you do not wish to rent  but would like the security of knowing that your property is maintained and secure at all times we offer a management package from 8.50 euros per week (check).

 

PROMED PROPERTY MANAGEMENT 


Your keys are retained (non-identifiable to the address) in a safe at PROMED.

We inspect your property weekly.

Electricity, lights, alarm systems tested each week.

Water supply and sewage systems checked each week.

Windows, doors and all access points checked.

In bad weather, your property will receive an extra check to ensure guttering, etc, not blocked, roof checked for storm damage (missing tiles replaced if necessary).

Property checked for damage, damp, general wear-and-tear. We will contact you to ask you if you wish to go ahead with individual repairs unless the repair is an emergency.

In the event of emergency repairs (burst pipes, dangerous electrical faults, gas leaks, etc.) being needed, we will use money from a deposit (of 300 euros), provided by you and held in an account by us.

Ensuring the provision of gas bottles to your property, ready for your arrival.

We will make sure service charges relating to your property (water, electricity, community charges, rubbish collection, telephone, annual taxes, etc.) are paid promptly o­n your behalf.

COSTS


There is a simple basic charge for management of your property, dependent o­n the property’s size:

200 euros per apartment or terraced house per 6 months, plus 16% IVA (VAT).
350 euros per apartment or terraced house per 1 year, plus 16% IVA (VAT).

250 euros per villa (detached house) per 6 months, plus 16% IVA (VAT).
400 euros per villa (detached house) per 1 year, plus 16% IVA (VAT).

Separate charges are made for cleaning, pool or garden maintenance,f

How often and when you choose to use these services is, of course, up to you.
